Introduction
Learning to budget your finances is one of those things where some people have no problem, yet others cannot do it for the life of them. Those of us who find budgeting easy and satisfying don’t really understand those people who can never manage their money properly.

1. Mr Macawber in David Copperfield by Charles Dickens, propounds the concept of budgeting. “Annual income twenty pounds, annual expenditure nineteen pounds six, result happiness. Annual income twenty pounds, annual expenditure twenty pound nought and six, result misery.” Charles Dickens, David Copperfield, 1849 English novelist (1812 – 1870)

Spend a penny more than you get and you will always be in debt, as I found to my cost when first setting up my website design business, specialising in a web content management system, But spend a penny less than you get and you will always feel rich which we have now achieved. This may seem very apparent, but how often do we find we are spending more than we can afford? There are tempting offers within our grasp every day and it’s difficult to resist when they try to make us believe we might never get such an opportunity again.

• Hands up if you are someone who has difficulty budgeting your money?
• Hands up if you do not know how to administer your finances?
• Hands up if you find it difficult to resist bargains?
• Hands up if you are short of funds?
• Hands up if you don’t know how you are going to make ends meet for the next week?

If you have all your hands in the air (and your feet!) it’s time to do something about it. (In other words take yourself in hand!!) Sorry about the pun.

2. The first thing you need to understand is that people who are selling are in business to make money and they want their businesses to grow. To do this they have to increase sales, so they have to make things irresistible to the customers like you and me.

So remember, the next time you are owing money and struggling to pay the bills, there is some big guy out there raking in the profits. They are taking your hard earned cash and leaving you broke.

Change of Mindset
People who do not budget and find it difficult to manage their money seem to have a particular mindset. For instance, there may be an idea from childhood that being careful with money indicates to the world that a person is stingy. Being reckless then equates with generosity and big heartedness. If you are loaded then spending money freely is not a problem, but if you are on a limited income or just never seem to have enough, then living within your means looks like a good idea.

3. One of the ways to change your thinking is to ask yourself, ‘who is the best person to benefit from your hard earned money’? Is it the big companies who are making loads of profit already(Fat cats) paying their executives million pound bonuses, or you!

Anxiety about your ability to manage your money and fear of figures may cause you to disregard your finances. I had a friend who admitted this to me and when I said I enjoyed the online banking system and being in charge of moving my money around and how easy I found it; she immediately changed her mind set and decided she could handle the online banking system and researched the best way to invest her money to make more of what she had.

Give yourself permission to think that being in control of your money is a practical way to remove the stress you experience around finance. That will give you more energy to enjoy life more and make even more money.

Guidelines to Liquidity
The most difficult thing to do is to face the reality. When someone is on a spending spree they are out of control and out of touch with reality. The fantasy ignores the cost and the consequences of overspending (ie. How it’s going to get repaid).

So the first thing you need to do is keep a record of everything you spend your money on. At this stage do not try to change what you normally do. Have a cash note book and write down all the things you can think of that you buy. This includes household bills and food, mobile phone, TV. Put a figure in the corresponding column. If you have actual amounts put them in, if not make a stab at it. Leave space for the things you don’t remember or even consider expenses. Beer, cinema, clothes even the coins you toss to street entertainers. Categorise it as fun money or entertainment funds.

Every time you take money out of your pocket/wallet/credit card/bank, write down what you use it for. Do this over four weeks, and by then you will have a fairly comprehensive list of your expenses. Make a total at the bottom of the page and on the opposite page write down all your income. When I first did this I found that one of my largest expenses was shop bought sandwiches every day!

Compare the totals. Have you spent more or less than you receive? Is your life going towards happy or miserable? It is at this point you really need to make a shift in your mindset.

Start by being mean to people who want to sell you things. Look around for the best deals and always ask to renegotiate deals. I went on a negotiating course some years ago and the following week I put into practise what we had learnt. I reduced my spending by $350, just by asking!

Carry only a minimum amount of money on you so that you are not tempted to fritter away $20 on some impulse purchase you don’t need. Those dollars add up fast and before you know a hundred dollars in your pocket is gone.

Cut up your credit card unless this is the most convenient way to pay regular items and you clear the balance at the end of each month. Use only one credit card, and find one that gives points for purchases. These mount up and you can claim vouchers to spend in your favourite stores. Also find a credit card that will take the full amount by direct debit every month so you don’t miss payments, accrue interest charges and generate a large fine.

Make a list when you go shopping and only buy what is on that list. OK, some things you may have forgotten to put down but make sure you avoid the impulse purchases. Keep a list in the kitchen and only put things on it when you have run out. Use up products in the cool cupboard and freezer to reduce waste and keep spending to a minimum.

Become a prudent shopper and consumer. Try and use up coupons, saving a few saved cents per purchase can really add up. Searching through clearance sections in stores is another way to save money. You may be pleasantly surprised to see how much you can reduce your bill on your usual grocery haul.

Conclusion
Budgeting is not for the fainthearted. It means fighting the urge to buy what is not needed. I run a web site design company and if you are like me the temptation is strong to buy all the latest gadgets. But if you can think yourself into a new mind set you will find it much easier to change the habits of a lifetime. Be sure that all expenses are accounted for when you take stock of your situation. Once you have your finances under control, there will be enough surplus to save and allow to grow for the special events you may want to splash out on in life.

If you still have difficulty curbing your shopping habit, take a friend or relative with you on outings. Someone you can trust to steer you away from temptation. Once you conquer your shopping demons, you will be proud of yourself for doing so and feel a great sense of accomplishment. So don’t be overwhelmed, grab that pen and paper and get on track to prosperity.

Secured business loans or commercial loans are designed for a wide range of small, medium and startup business needs including the purchase, refinance or growth of a company. Business loans are similar to a commercial mortgage in that funds can be borrowed over an extended period of time, usually a maximum of 25 years, and are secured on the property being bought.

A loan for a business can be secured against many types of freehold or long leasehold properties, such as factories, shops, pubs, residential care homes, guest houses, restaurants, offices, industrial units, apartment blocks and more. A business loan can also be secured against a residential property. The procedure is very similar to that of a commercial mortgage except that the usual maximum that can be borrowed is 60% of the assessed Market Value. However, a few lenders will advance up to 75% depending upon the proposal and the security available. Interest rates on the business loan are variable and depend upon the credit history of the borrower and the length of the term.

These percentages are known as the Loan-to-Value ratio, or LTV. The lower the LTV, the lower the financial risk is to the lender. The higher the LTV, the greater the risk to the lender and it is likely that a higher interest rate would be levied. Lenders will not generally advance above 75% LTV to try to ensure that there would be sufficient security in the case of a quick sale, often through an auction when it is expected that property will sell at a lower rate of up to 25% below the usual market value.

Do you comply with public area building regulations?
Are you sure the materials within your stairwells and foyer in accordance with EN 13501-1 (2002)?

wall mounted bulletin boards are commonly used in public buildings as a simple and convenient way, communicating and conveying information in libraries, offices, schools and receptions. Hospitals, universities and colleges are all common places where noticeboards are a necessity.

Why consider using fire retardant notice boards?

Health and safety legislation continues to get ever tighter for public buildings. Public buildings fall under the requirements of the ‘Buildings and Fire Precautions Legislation’. They have to meet specific specifications relating to the means of escape in the event of a fire. Included in this legislation is the use of fire doors and fire resistant building materials in order to have an effective fire prevention management strategy.

Notice boards are often located in corridors of public buildings, but in the event of a fire, open notice boards with lots of paper and notices attached can drastically reduce the protection offered by surrounding fire resistant building materials. So health and safety demands that these public buildings such as universities and colleges follow strict rules regarding notice boards.

To follow the legislation open type notice boards with loose paper sheets are simply against the law. The paper could easily be ignited in the stair enclosure that would then affect the means of escape. Therefore dead-end corridors and protected stairways must comply with class 0 requirements. Where the risk of fire is high, all noticeboards must be class 0.

How can you meet the legal specifications with the need to display information in public corridors?

Felt woven Fire retardant noticeboards are the solution to complying fully with fire regulations. The highest standard fire rated fabric is used and all showcases have lockable doors for added security. A fire resistant notice board allows you to easily display your information but still be fully compliant with the current legislation.

When tested to the relevant 2002 European ‘Reaction to Fire’ tests, our notice boards were classified B-SI, d0 according to BS-EN 13501-1. This classification identifies that this product can be used in the same areas as products tested to BS476 Parts 6 and 7 and classified as class 0 according to UK building regulations.

If you are serious about fire safety but need to display information safely in public areas, then buy the very best in fire resistant noticeboards from POD Information Displays.

Who doesn’t simply love a trading card game? They come in all types and styles and are very popular currently. Just about every kid and many adults have at least one set of these specially designed collectible cards. There are many different themes as well. Many of the most collected cards seem to be fantasy-related. However, you can also find sets with interesting cartoon characters and others with exciting sci-fi themes. They are usually family-friendly so everyone can join in the game.

Online games became a big fad, but few parents liked to see their kids sitting in front of a computer all day. And the kids get bored of it, too. They like to be able to actually sit down with their friends and interact in adventurous games for kids with some exciting plots and twists. Besides, it’s much more personal to sit down with a pal and play a game. It does more to test your skill and intelligence. But these kids games have a lot more going for them than just the game. They can turn out to be something that increases in value.

Anyone who values his or her collectible card game will want to protect it. The original set they purchase really should last forever. There’s no reason for it not to if you look after it. There a few things you can do, easily, to keep your cards in top condition.

Rather than depend on the small card box your cards came in, you can get special card boxes to hold your cards. These will protect them better than a flimsy cardboard one. You can also buy clear card sleeves. They are fairly inexpensive and are the very best to keep your cards in mint condition.

To understand your goal and to understand what “perfect condition” really is, here are some descriptions of the conditions in which you may find cards. First you have a card that is classfied in mint condition. In this case there are no imperfections in the printing on the card, and there’s no damage at all to the card itself. Although keeping your cards in mint condition is preferable, they will still hold much of their value if they are in what’s called “near mint” condition. Also known as “factory fresh,” collectible cards in this condition may have a very slight variation, or there may be a little damage from handling or storing the cards, but you have to look very closely to see it.

If your collectible cards are in excellent condition, there may be a bent corner or some other minor problem. The descriptions of condition go down from there, to “fine” or “very good,” then “good” followed by “fair.” Fair condition presents collectible cards with severe creases or the corners worn off completely. The “poor” condition is the worst of all. Here you have a seriously damaged card and probably won’t have any remaining value in it at all. Only if it is a very rare card or a limited edition will it maintain any value at all.

Of course, you don’t want to end up with any of these lower conditions, but want your cards to stay at least in near mint condition. They will look great and at some time in the future should you wish to sell or trade them, you can get the best price.

A co-worker has asked you to take pictures of their wedding, and you are worried because you’ve never done it before. They may have decided a professional photographer is too expensive and instead are relying on you to do the photography for them.

You feel the pressure, and want to make sure you do the best job possible. Here are ten hints and tips from Jim Whitesell, a Edmonton wedding photographer:

1. Use the best equipment possible

A small point-and-shoot camera is fine for capturing family memories, but doesn’t do as well as a digital SLR with an external flash. The focus time, shutter delay, and limited reach of the small built-in flash will all cause problems for you. If you do not own or have access to a digital SLR camera and external flash, you can probably rent them from a camera store. Be sure to test and practice with the camera before the wedding day! A professional will likely have multiple lenses as well, but this is often beyond the ability of a casual shooter.

2. Take at least two memory cards

Although it doesn’t happen often, memory cards can fail. Keeping an extra card with you is cheap insurance that will keep you shooting if your card does quit working. Be sure the cards are of ample size so you don’t run out of space half-way through the night. 4GB is the minimum size you should have with you.

3. Batteries, batteries, batteries

Be sure to charge the camera batteries the night before, and preferably have a second battery charged and ready. Most external flash units use AA batteries so have a couple extra sets of these, too.

4. Attend the rehearsal

Taking pictures at the rehearsal is the best way to be prepared for the pictures you’ll take at the actual ceremony. You’ll have a feel for where to position yourself for the best shots. While a professional wedding photographer won’t usually shoot at the rehearsal, they will often make an appearance to not only reassure the bride and groom that they are prepared for the next day but also to scope out the building. Their experience will enable them to know where the best shots are just by seeing the facility.

5. Posing the bridal party

When taking formal pictures of the bridal party, watch the details. Make sure everyone’s face is visible, and note the placement of hands and feet. Pleasing poses are important.

6. Photographing the ceremony

If the wedding will take place inside a church, you’ll need to shoot the ceremony without flash. Use a tripod to hold the camera steady or camera shake caused by longer exposure times will likely ruin the pictures.

7. Shooting the reception

If possible, try to get a shot or two of the reception hall before everyone arrives. Takes some shots of other details, too – like the head table decorations, cake, etc. Once things are underway, it’s always nice to go table-to-table and get pictures of all the guests.

8. Shoot the details

Take pictures of the little details. The rings, bridal bouquet, ring bearer, flower girl, bride’s shoes, etc. are all great details to capture and the bride will be quite pleased to have these.

9. Capture the fun

There are always fun, unplanned moments that make each wedding unique and memorable. Always have your camera ready to capture the moment!

10. Back up the photos

As soon as possible after the wedding, burn all the original images to a CD or DVD for safekeeping. Do this before you make any changes to them. If you accidentally delete an important picture or have a computer failure you’ll still have the originals to fall back on. Even a professional low cost wedding photographer will make backups.

Your friends have entrusted you with a very important task. The pictures are the best way to remember the wedding and all the fun details. Even though a professional wedding photographer will do a better job, those on a budget may not have the ability to pay for one.

If you aren’t confident you can do a good job, why not offer to pay for all or part of a professional photographer’s fee as your gift to the couple? And if you just happen to be near Edmonton, Alberta, I highly recommend you check out Jim Whitesell’s website for wedding photographers in Edmonton.

Anger destroys.  Once in a while, if a person has lots of self-control, they can focus the energy of anger on finding solutions to a problem.  Few do.

Abuse in the home, abusive bosses, violence in teens, depression in families, domestic violence is all caused by a lack of anger management.  Don’t be a victim!  It’s easier than you think.

First, we must learn to handle our own emotions.  While we can’t control how others in our life behaves, we can control how we react to their behavior.  Our reaction can help shape their reaction.

Begin to work on your own control, by changing your thoughts.  Self talk is the answer, but we must create the habit.  When someone has hurt your feelings, or “made you mad” begin to speak to yourself about your choices.  Say something like:

  • I don’t have to get mad.
  • I will try to understand they are mad.
  • I will breathe deeply, and walk away.
  • I will think first.
  • I will pause and come back to this later.
  • I will forgive this person.
  • I will find a solution.
  • I will control me emotions.
  • I will ask for time to cool off.
  • I will speak softly.
  • I will ask for help from others.
  • I can let the person who is mad own this problem.

Next, think of ways you can distract yourself from anger.  Do something physical and do it regularly.

Ask the person who is out of control to calm down and talk about the problem when they feel better. Demonstrate what you want from others.  Creating a happy disposition and outlook on life is a habit worth creating.

During other time spent with the person who lacks anger management, make sure you take advantage of moments to verbalize positive things about the person who is mad.  Building the self esteem of someone who gets angry frequently can help them feel valued.  Keep in mind that you can influence their emotions, but you can’t control them.

As you voice positive comments and praise for those you love or work with, you’ll be amazed how contagious that one behavior becomes.  Abusive bosses evaporate or go into meltdown, because they just don’t know how to respond to positive outlooks and attitudes.  Most people who have anger management control problems think it is the only way to control others and get their goals met.

Never stay in a situation that is personally dangerous to you, and work on getting away from those situations that are emotionally dangerous.

Never let the person who you feel in danger from, know that you are planning your exit.

Always consult a professional if you believe yourself to be in danger, or if you have thoughts about endangering others.

Work on your anger today, and live a happier life!

Hong Kong welcomes visitors from all over the world with a grin. The urban embodiment of the balancing act between Chinese and European cultures, Hong Kong has long been one of the most vibrant business centres on earth.

Few travel to Hong Kong for the sights; they come for business and excitement. Hong Kong is so lively it sizzles like the oil in the woks of its ubiquitous street vendors. Little has changed since the 1997 return of the British colony of Hong Kong to China. The city that flourished through co-operation between the Chinese and British societies is, if anything, more fascinating and interesting than ever before.

Opium highs and lows

In the early eighteenth century, the original British merchants to arrive at what would be Hong Kong, found only a few fishing villages. Hong Kong had no significance at all within the Chinese Empire and had been ignored for centuries.

The British built a trade port here in 1711, and it thrived during the early nineteenth century when goods from China were in fashion in Europe.

As the fashion for things Chinese waned the British began to deal in opium instead, harvesting it in India and importing it illegally into China, where the Qing dynasty emperor had banned its sale. When the Chinese tried to halt the imports, the British responded with force.

The resulting Opium Wars (1838-1856) were devastating for China. In 1842, the British took control of the city of Hong Kong and it became a British colony. A 1898 pact with China made Hong Kong and 234 nearby islands a British protectorate for ninety-nine years. The treaty ended in 1997.

Negotiations took place in 1982 to modify the original agreement in order to protect Hong Kong’s special status. China had originally demanded control not only of the so-called “New Territories” around the city, but also of Hong Kong itself. Through a series of agreements and negotiations, Great Britain was able to prevent Hong Kong from being directly incorporated into mainland China. Instead, on 1 July 1997, Hong Kong was declared a Chinese Special Administrative Region.

Skyscrapers and feng shui

Hong Kong’s special status has allowed it to remain a modern economic city. Despite its visible modernity, traditional ways of life are never forgotten. The ancient Chinese art of feng shui is still used with new constructions, where measurements are configured according to lucky numbers and windows positioned so as to let good luck in and bad luck out.

Skyscrapers loom where splendid colonial buildings once stood, only a few of which have remained. In the central district, the Cathedral of St. John, the former French Residence and the Legislative Council Building are among the few pre-modern buildings that remain.

Omnipresent Buddha

Traditional life has a strong influence in the New Territories than in the city itself. Beautiful temple complexes are everywhere, built in traditional style in tranquil settings. 10,000 Buddhas Monastery is one of the most frequented. This number represents “very many” or “countless” in Chinese, rather than a specific number of Buddhas.

In fact, there are more than 10,000, perhaps as many as 13,000. The enormous bronze Buddha towering above Lo Pin Monastery on the island of Lantau is the largest Buddha in the world, measuring 26 metres tall. Visitors can climb a steep path of 260 steps to reach it. The panoramic view from the top definitely rewards the effort, as does the spiritual enlightenment achieved along the way.
